Housing and Planning Act 2016 looks to make drastic changes to Mandatory HMO licensing.

Agents are going to have to start talking to their clients as there are some changes coming that will seriously affect them. With the introduction of the Housing and Planning Act 2016 we will see for the first time changes to Mandatory Licensing by removal of the three story rule meaning that all 5 bedroom properties with 5 or more occupiers forming two or more household will now require a Mandatory License, those properties currently licensed under additional Licensing will be automatically passported into the scheme, but penalties will apply for those that don’t act. The Changes will take effect from the 1st October 2018 and will also introduce a minimum room and ceiling size which could easily affect the pricing and income of landlords.
